SEED Building Systems help you save time and money. Wall, floor, and roof panels are manufactured in a controlled environment in our Central Ontario facility. Installation can be completed in a matter of days, resulting in a sealed, insulated building envelope that is ready for rough-ins and cladding.
Tooketree Passive Homes is committed to providing a solution to the climate crisis. Our panels are ultra-insulated with natural materials that sequester carbon. We limit the creation of waste and unnecessary energy consumption through our controlled manufacturing process.

Sustainable
We use natural and non-toxic materials to prioritize the health and safety of inhabitants. Quality, safety, and comfort come first.
We’re dedicated to the decarbonization of the built environment. Our climate-conscious fabrication practices and natural, carbon-storing material choices lead home building into a sustainable future. Tooketree is a CHBA Net Zero Qualified Builder and a member of Builders for Climate Action.
Ecological
We build today with tomorrow in mind. At Tooketree Passive Homes, we consider the full lifecycle of the systems we fabricate and the materials we select. Natural, non-toxic materials won’t pollute the environment at the end of their useful lifecycles. The little waste created in manufacturing is largely biodegradable and safe for nearby ecosystems. We want to help you live in harmony with the planet.
Efficient
Tooketree Passive Homes provides proven energy efficiency through super-insulated, air-tight building envelopes, saving you money. Our homes are built to Passive House standards. Thermal bridging is minimized, and high-performance smart membranes help provide ultimate comfort indoors while protecting the building envelope.
Passive House buildings allow heating and cooling-related energy savings of up to 90% compared with typical building stock and over 75% compared with average new builds.
Our team includes Phius Certified Passive House Builders.
Durable
Tooketree homes and buildings are made to last for generations. High-quality design and solid fabrication are supported by high-performance air, water, and vapour control barriers, shear-resistant fasteners and connectors, and passive-house-quality triple-glazed windows.
Improved Speed and Quality
By pre-fabricating walls, roofs, and floors in our climate-controlled facility, we help homeowners and builders save time and money on their projects. Using SEED Panels reduces the impact of variables such as weather, uneven terrain, and delays that make building on-site a challenge, compromise quality, and add cost.
A Wise Investment
This SEEFAR graph demonstrates the costs, savings and added value associated with long-term ownership of a sustainable home, compared to a minimum code-built home.
While the up-front investment into building a sustainable home may be slightly higher, the energy savings and reduced service and maintenance costs result in remarkable savings over time. High-performance buildings come with attractive benefits, increasing their value – and your net home equity.

Heating and cooling account for over 65% of the average Canadian homeowner’s utility expenses.
According to National Resources Canada heating your home makes up about 64% of your utility bill, while cooling is about 2%.
Statistics Canada reports that around 16% of middle-income households have had to cut back on basic needs like food and medicine, to pay for energy bills.
Home is where we relax and spend quality time with our families, friends and furry loved ones. Our homes shouldn’t weigh us down with worry about ongoing and unexpected expenses.
